As a major financial and emotional milestone in your life, Kartes Homes makes the process of home buying easy on you, giving you peace of mind every step of the way. It all begins with a friendly greeting and flows pretty much according to plan as outlined below.

Step 1 -- The initial meeting
At this first meeting with Kartes, together we determine your needs and your price range. Then we review some of our plans that may be a fit for you. We have a large selection of designs to choose from that you may customize to your taste, or you can bring a home design to us and we will build it for you.

Step 2 -- Pricing your home design
After confirming the home plan we provide you with a firm price which will not change unless you make changes to the plan. Occasionally, a specific item or element may require more time to price.

Step 3 -- Selecting a home site
Upon selecting a site, we request a small deposit to hold the lot for you. If you choose not to build a new home, this deposit is fully refundable. In cases that require us to draw up plans, your deposit is forfeited once the plans are drawn.


Step 4 -- Confirm final plans, contract and specifications
At this point, we iron out all the details about the plans and prepare your contract with detailed specifications. Depending upon any changes, customization and size of the home, this process may take two to three weeks.

Step 5 -- The contingency period
If you have an existing home to sell, your contract may be worded so that the construction of the new home is contingent upon a mortgage commitment and the sale of your existing home. After all contingencies are released, construction of your new home begins shortly thereafter depending on seasonal conditions.

Step 6 -- The downpayment
Prior to the start of construction of your home, we require a non-contingent contract and 6% of the purchase price to be paid. In some cases, we will need a copy of your lender's mortgage commitment. If you do not have a lender selected, we would be happy to refer you to any one of an assortment of reputable lenders we work with.

Step 7 -- Building your home
Construction of your new home usually takes 90 to 120 days. We welcome you to visit the site during this time to speak with the builders and to review the status of your home. We provide you with estimate completion dates so you can begin to plan your move.

Step 8 -- Close on your new home and move in
Kartes Homes will make the necessary arrangements with your attorney and your lender as closing time nears. At this time, we do the final "walk through" with you to confirm that all components of the house are in place as agreed, to explain how various items in your house work, and to review the warranty and service procedures.

Step 9 -- Once we hand over the keys
Once we hand over the keys, we don't forget about you. Our exclusive service program offers the peace of mind you expect from a new home. At your walk through, you will receive a home owners service manual. This manual is a comprehensive guide to caring for your new home, and understanding the warranty coverage.

Step 10 -- Every step of the way
